Right pressure, right surface

Pressure Washing in Woodinville & the Eastside

Done right, on the surfaces it's actually built for. Driveways, walkways, patios, decks, and siding, with the right pressure for each surface, not one setting for everything.

Speaks pressure washes driveways, walkways, patios, decks, and siding for homes across Woodinville, Bothell, Kirkland, Redmond, Seattle, and the Eastside, adjusting pressure and technique for each surface: concrete can take more than wood siding can. This is a different job from our roof work: we use full pressure equipment here because these are the surfaces it's actually safe for.

What we pressure wash

Driveways, Walkways, Patios, Decks and Siding

Driveways

Concrete and pavers handle higher pressure well, and usually carry the most visible buildup: algae, tire marks, oil, and the green film that makes a driveway slick in November.

Walkways and paths

Same treatment as the driveway, with more care where the path meets lawn, beds, and the front step. Slippery paths are the ones that get people hurt.

Patios

Concrete, pavers, or flagstone, cleaned around furniture footprints and planters, with the landscaping next to it protected from the spray.

Decks

Wood needs lower pressure and a different nozzle. We dial back and take more passes instead of stripping the fibers and leaving fuzz behind.

Siding

The wrong angle forces water behind panels and trim. We treat siding as its own job with its own pressure, not an extension of the driveway.

Roofs: never

Not even the "soft wash" version. Pressure strips shingles and shakes. Moss gets swept by hand and treated. Here is why →

Why the surface decides

The Right Pressure for Each Surface

The mistake a lot of pressure washing does badly is treating every surface the same way. Concrete, wood, and siding all respond differently to pressure, and getting it wrong doesn't just look uneven: on wood and siding it can actually cause damage that costs more to fix than the cleaning was worth.

We adjust pressure, distance, and nozzle for whatever we're working on, the same judgment call we make on every other service. And the one surface we'll never point this equipment at is a roof.

What it costs

Pressure Washing Cost

Priced by the square foot

Most driveways and patios come in at a few hundred dollars. Decks and siding are quoted separately.

A general guide, not a quote. Every job gets an exact price before we start, and the estimate is free.

What moves the price

  • Square footage
  • The surface: concrete takes more pressure than wood
  • Decks and siding, quoted separately (different pressure and technique)

Good questions

Things People Ask John

The questions we hear most about pressure washing.

Is pressure washing safe for my deck?
Yes, at the right pressure. Wood needs a lower setting than concrete: too much pressure strips the wood fibers instead of just cleaning them. We adjust for the surface rather than running one setting for everything.
Will pressure washing damage my siding?
Not when it's done at the right pressure and angle. The risk with siding is water getting forced behind panels or trim, which happens from the wrong technique, not from pressure washing itself. We treat siding as its own job with its own approach.
Why won't you pressure wash my roof if you pressure wash everything else?
Because a roof isn't built to take it the way a driveway or a deck is. Pressure washing strips granules from shingles and damages the weatherproofing on cedar shakes. We remove roof moss with a soft bristle brush and a chemical treatment instead.
What does pressure washing cost?
We price driveways and patios by the square foot, and most come in at a few hundred dollars; decks and siding are quoted separately since they take a different pressure and technique. Every job gets an exact quote before we start.
