Speaks cleans residential windows inside, outside or both (sills, tracks, frames, and screens included, not just the glass) for homes across Woodinville, Bothell, Kirkland, Redmond, Seattle, and the Eastside. Skylights are cleaned as their own line item, since they need different equipment and access than a standard window, and we clean rooftop solar panels too. Most homeowners book a spring and fall cleaning; homes near heavy tree cover or a main road often need it more.

What 36 Years of Family-Owned Window Cleaning Looks Like

Inside, outside or both

Your call. Sills, tracks, and frames get the same attention as the glass.

Skylights included

Not an afterthought. A different technique than a vertical pane, treated that way.

We tell you what we see

Hard water etching and mineral buildup are different problems. We name yours before recommending anything.

Fast response

John answers the phone and calls back the same day more often than not.

Inside, Outside, or Both. Your Call.

Exterior

Exterior glass takes the weather. Rain dries into mineral spots, pollen and road grime build up, and sprinklers leave their mark on ground-floor panes. We clean every pane top to bottom, rinse the screens, and wipe down sills and tracks so the whole window is actually clean, not just the part you can see from the street.

Interior

Inside, it's mostly dust and that faint haze you don't notice until the afternoon sun hits it. When you want both sides done, we clean the interior glass on the same visit, because a window only looks clean when it's clear from both sides. And if hard water has etched the glass rather than left surface buildup, we'll explain what it needs upfront.

Most homeowners book both sides. Outside only is common too, and we quote it that way. Screens washed and rinsed as part of the job, not an add-on.

Skylights

Skylight Cleaning

Skylights get their own line because they earn it. Sitting flat or at an angle, they collect leaves, grime, and debris in a way vertical windows don't, usually in a spot that isn't safe to reach with a household ladder. That makes them easy to skip, and often some of the glass that needs cleaning most.

We clean skylights inside and out using the right equipment for the height and roof pitch. Exterior grime cuts down the light coming into the room, while condensation and film can cloud the glass from the inside. Clearing both sides makes a bigger difference than most homeowners expect.

The same goes for rooftop solar panels. They sit at the same kind of angle and catch the same pollen, dust, and bird droppings, and a dirty panel makes less power than a clean one. We clean those too.

Commercial Window Cleaning

Most of our window cleaning is residential, but the same crew and the same standard cover commercial glass. The difference is scheduling and frequency, not the work itself.

What it costs

Window Cleaning Cost

Priced by the pane

So it depends on how many panes you have, their size and type, and how hard they are to reach.

A general guide, not a quote. Every job gets an exact price before we start, and the estimate is free.

What moves the price

  • How many panes (French doors and divided-light windows have more)
  • The size and type of each pane
  • Height and how hard the glass is to reach
  • Inside, outside or both
  • Skylights, quoted as their own line

Good questions

Things People Ask John

The questions we hear most about residential window cleaning.

What does window cleaning cost?
We price window cleaning by the pane, so it depends on how many panes you have, their size and type, and how hard they are to reach. The estimate is free, and John can usually quote a home on the spot.
How often should windows be professionally cleaned?
Twice a year, spring and fall, is the standard recommendation for most homes, though a property near a main road or with heavy tree cover can need it more often. Call us and we can recommend a schedule once we know your property.
Do you clean skylights?
Yes, inside and out, on the same visit as the rest of the house. Skylights need different access than a standard window, and we bring the equipment the job calls for rather than skipping them.
Can you get rid of hard water spots and mineral buildup?
Often, yes, though it depends on how deep the etching goes. Surface mineral film usually comes off with a standard cleaning. Deeper etching from years of untreated hard water sometimes needs a separate treatment, and we'll tell you which one you have before we start, not after.
Do you clean the inside of the windows too, or just the outside?
Either, or both. Most people book both sides so the glass is clear from every angle, but outside-only is common too, and we quote it that way. Just tell us what you want done.
Do you clean solar panels too?
Yes. Panels sit on the roof at an angle, much like a skylight, and collect the same pollen, dust, and bird droppings. A dirty panel makes less power, so clearing them pays off. Call John with a few details about your system and he'll quote it.
How do I get a quote?
Call us directly, the fastest way to reach John. Request a free estimate online if you'd rather start with a form, and let us know how many windows and whether the home has skylights so we can quote accurately.
